TURNKEY DESIGN + BUILD

We take your project from concept through to completion, with a strong focus on project management, saving you time and stress. Our full-service approach includes every major and minor task, executed by our team of trusted vendors and contractors on-site to deliver superior quality per our design vision, on time, and on budget. We share consistent, transparent, and reliable communication throughout the project life-cycle, so you can be informed without having to spend time on the details.

KICK-OFF

Our process starts with a complimentary consultation. We take this opportunity to understand your project scope, timeline, and budget, while sharing with you our process, engagement model, and fee structure to figure out the best fit for your needs.

PHASE 1 I DISCOVERY

Every project begins with getting to know you and your space. On-site consultation is scheduled to do a walk-through of your space inside and out, and chat about your needs, aspirations, pain points, and aesthetic preferences. Based on your inputs, we create a design proposal that covers the scope of work and fees, ideally identifying an arrangement that is realistic and comfortable for all.

PHASE 2 I DESIGN CONCEPT

After the proposal is approved, we begin work on the design concept and vision. Functionality is a key element of this phase. We walk you through the initial floor plan to see how the spaces flow. This is the foundation of good design and our primary focus is to ensure the space works for your lifestyle. Concept boards help shape the aesthetic direction. Your feedback is crucial as the floor plans, design aesthetic, and high-level estimate get firmed up here.

PHASE 3 I DESIGN DEVELOPMENT

Once we’ve agreed on the floor plan and aesthetic direction, we then develop detailed design and construction drawings, the final selection of finishes, fixtures, and furnishings, and 3D renderings so you can visualize exactly how your space will look and feel. In addition, we provide a detailed budget and seek approval at this stage to minimize surprises later.

PHASE 4 I EXECUTION + PROJECT MANAGEMENT

Once approval and invoice payment is in place, we begin sourcing and contractors begin work on-site. Our focus now shifts to project management. We stay on top of things with regular site visits to oversee progress, anticipate risks, communicate red flags, expedite decision making and issue resolution. Our expertise and follow-through adds much value in saving time, money, and stress due to unwarranted delays. After construction is complete, we oversee the installation of furniture, fixtures, and art elements.

PHASE 5 I HANDOVER + BEYOND

This is the exciting part … when you are able to see it all come together and begin life in your new space. With installation complete, we add the finishing touches with styling and art. At handover, we complete a final walk-through, share project records and final invoices. Professional photos are taken to document the project. After the project is handed over, we are available to tie up loose ends, ensuring you are truly pleased with your new home, and experience with Homes and Such.
